We commonly observe that those who build in Brazil do not use specific projects. In fact, few people know of the existence of such projects.
Well, here's the initial tip: If you want to build residential, the minimum and necessary projects for good functionality, performance and durability of your venture are: Architectural, Structural (with foundations project, obviously), Hydro-sanitary project and Electrical project.
What happens in most constructions is that the only existing project is the city hall project! It's a nipple creep, isn't it? However, few know, but the city hall project cannot be considered an executive project. The city hall project is a basic project, with only one sheet and used to document and authorize the construction and housing of the residence.
But why does this happen then?
Some factors that contribute to this “phenomenon” are: low budget, misinformation and culture. The latter is practically a consequence of the latter.
What few can see is that all these projects mentioned above cost around 1.5% of the total cost of the work. Obviously when we're on a tight budget, we want to save as much as possible, and if we can save 1.5%, we will. But now there's a mountain of obviousness: The direct consequence of this “savings” is the expense with the “I settle in the work”. The problem with this expense is that it is invisible and unpredictable. When you don't have a well-established plan of action, the probability of an unforeseen happening is high. When you have a plan, even the unexpected is calculated and analyzed.
Simply put: a project costs, but generates savings. How so Jose?
Unforeseen events caused by “no project” can cost an increase of 10% on average of the total value of the work. That is, when you, a good citizen, decide to invest in a good project, you are more concerned with the budget than those who wanted to save money.

What does that mean? Usually the only project that exists is the one that is used for approval by the city hall. Many people who want to build are not even aware of the existence of detailed and specific projects. They don't know that the approval project at the city hall is just a project stage. Just one of the projects needed. And in this case, this, technically speaking, is not a necessary project for construction. It's just a document for release of license, registration and etc. In other words, a bureaucratic and non-technical document.
